In most cases, buyer representation is built in to the price you pay for a home.  It is paid for through a commission offered by the seller, meaning it typically does not cost you anything additional to have representation.   Purchasing a home is often your largest financial transaction; make sure you are represented by a full-time, experienced professional.  Our process is managed in the following steps:

HIRE AN EXPERIENCED BUYER’S AGENT

Your home purchase is typically your largest financial purchase.  Look for agents that are full-time, trained, certified, experienced professionals.

Your agent should:

  • Educate you about the market
  • Analyze your wants and needs, make suggestions if necessary
  • Guide you to homes that fit your criteria
  • Negotiate on your behalf
  • Keep you informed and on track
  • Manage all of the paperwork and timelines
  • Guide you through due diligence duties and timeframes
  • Solve problems that may arise
  • Communicate with you regularly and timely
  • Thoroughly understand the paperwork being presented to you

DISCUSS YOUR NEEDS

  • Consider what is most important to you.
    • Home size
    • How many bedrooms? Bathrooms?
    • Lot size?
    • School zoning?
  • What is your lifestyle like?
  • Where do you spend most of your time?

SHOP ONLINE!  GET A FEEL FOR WHAT YOU GET FOR YOUR MONEY

Once you have an idea of what you want and where, shop online!  This gives you a good feel for what you get for your money.  Use tools with auto-notification capabilities, so you’re getting listings as they come on the market.  It is also important to find a site that gives you a status of the property, so you don’t get false hope over homes that are already in escrow or in a perpetual state of “pre-foreclosure.”  Being familiar with the competition is a great way to be comfortable and know THE one you want to go after when you see it!

GET PRE APPROVED

Being pre-approved, so you’re prepared to make a move on THE house is one of your most important steps.  To best prepared to apply for a mortgage, take a look at this list.

  • Select a mortgage professional.
  • Discuss your options with your lender to find a program best suited for you.
    • Down payment
    • Monthly payment
    • Closing costs *this is separate from your down payment*
    • Ways to improve credit scores, if needed
    • Loan type, etc.

MAKE AN OFFER

 Making an offer on a home should include:

  • Looking at comparable sales.
  • Considering the condition of the home and including issues that need to be addressed up front.
  • Reviewing the completed offer, so you understand the expectations and terms.
  • A pre-approval letter consistent with the purchase price. 

THE ESCROW PROCESS

Once your offer is accepted, you will be in escrow.   Contractual timelines are important!  Your agent should:

  • Have a system for keeping you on track
  • Send you reminders
  • Go over the deadlines and adhere to them
  • Help you schedule inspections
  • Help you review and understand the contract
  • Coordinate and communicate with your lender on the loan approval and appraisal status
  • Accompany you at closing

CLOSE YOUR TRANSACTION

At the time of closing, your agent will coordinate keys for your move-in.  After closing, your Realtor should continue to keep you periodically informed about the real estate market.  Your agent should be connected to people in specific trades and professions and could be a great source for a referral should you need one.
