So, I was out of town… because that’s the one thing I do, without fail, that has the magic to bring buyers out of hibernation, to get offers on listings that haven’t moved, to have people that want to make appointments to overall really supercharge my business. I really think it needs to be my annual business plan 🙂
I get a call from my buyers that haven’t been seriously shopping in literally years. They saw the one house they have always wanted hit the market. They want to write an offer. They aren’t pre-approved, they have a house to sell, that of course isn’t on the market and offers are being presented at 4:00 that day.
I called the listing agent to feel out what we were up against. She said the sellers had just been buyers and everything they wrote on the listing agents would disclose their offer and then they would get beat out, so they weren’t telling anybody anything — we’re going in blind– perfect. I just starting asking more questions on what the seller would most like to see. We were able to round up a pre-approval letter, find some money to put down, so we wouldn’t have to be contingent and strengthen our offer so if was a stronger, safer offer for the seller. They chose us at $35,000+ lower because we were a sure thing.
